Co-op, Britannia or Post Office

does anyone know which of these mortgage lenders would be the most flexible with their lending criteria:
Co-op , Britannia, joint income x 3.75
or
Post Office 4 x joint income
my husband is self employed and has 3 years accounts
2008 - 2009 £24,171
2007-2008 £12361 (he was classed as employed for about 6 months of this year and earned another 16k)
2006-2007 £25178
my earnings are 15k per annum but I have been on maternity leave
my last 3 payslips are 2 @ 492.00 smp and my last one since returning to work which shows .......... salary: 583.33, comission : 1119.04 and bonus 1178.83
does anyone know who I would have best chance with???
I have already had a credit check approved for a tracker mortgage but now want fixed and I want to make the right choice so I dont get rejected.

Probably slightly off topic but...
Britannia are part of the Co-op group - I've recently had a mortgage application declined by Platform / Co-op because of something on the property (not because of me!) and when I called Britannia, as they don't deal with brokers afaik, they told me if Platform had declined it, then so would they.
The reason for the decline is something that has baffled two mortgage advisors, estate agents, solicitor... But that's not to say they wouldn't be reasonable in other circumstances...0 -

Our mortgage is with Co-op and they've been great to deal with - there was a minor blip when our advisor went on holiday just as we were sorting out all the paperwork (duh) but it was all resolved with a phonecall and since then - April 2008 - we've always been able to speak to somebody on a low rate number so pretty happy with that. actually since looking more into it, I am really pleased with our deal. We can also get a current account with them, where we can go online and see our motgage aswell as bank account and we can do instant transfers onto our mortgage if we want to overpay, which I would definitely use.
My only worry now though is that they have asked to see my husbands 6 mth bank statements as he is self employed. Although he hasnt incurred any fees or gone over his overdraft, he has been stuck in it for last 4 months due to me being on maternity pay.
Has anyone been rejected a mortgage with any lender for this in the past??0 -
I applied for a remortgage with co-op on the 22nd April. Still not had the paperwork through yet. Called today to get it sent out again. They seem very friendly but are slow at what they do. Hope they are quicker for you!0

Heard a few problems with co-op getting their mortgage paperwork out.
I was planning on a 5yr fixed with them or Britannia.
Anyone know if you still get the same memberships rewards with both Britannia and co-op?Squish0 -
I can't say enough good things about the co-op. I have two current accounts, two savings, a credit card and a mortgage with them!
The mortgage was a great deal and fairly easy to arrange, now I have split with my partner they are being very good with the process of changing it to his sole name.
When I buy on my own, unless there's an amazing deal somewhere else I'll more than likely go with them again.0 -
I finally received my paperwork yesterday. Sent everything off today. Hoping to have valuation booked sometime next week!
