    I'm going to stop coming on this thread. I'm not a prude or anything but to read about merkins every single day and evening is making me feel as though it is getting pushed in my face and I really do think that this thread has lost a lot of what we all had when we started. Occassionally it starts off quite adult, chatty and positive but it heads downhill rather fast. Say, post and think what you like but I've had enough.

    evening.

    Opinions needed, getting estate agents up tomorrow to value house. Its so not tidy. should i A spend time tonight tidying and then 20 ish minutes tomorrow or B think hel its only untidy and they are her to value not actually do a viewing.
    C combo of the both?

    I'd do C-do 20 minutes tonight and then its over and done with...then if you do feel like doing a bit more in the morning you can and if not sod 'em!

    I'd make it as tidy as you have the time and inclination to - don't overdo it, but i do think it makes a difference. Otherwise it could look like there's not enough space/ storage etc - they should be experienced enough to see beyond the mess and value the property accordingly but on some subconscious level they may not.
    Just £10,852.28p to go...
