Self Cert Mortgages

Hi All,...Just a quick question regarding Self Cert's,...
My Property is valued @ £175,000...=.....With a £75,000 mortgage outstanding,...
I am self employed in a new business!...=...can not prove income,..no accounts,
Had late payments in past,a few arrears which are cleared up,..would say not the best of credit history ,(but have allways paid up)(just one of the pit falls of self employment,hence the career change)
*What would be available to me??????????
*And would I stand in good stead considering the equity in the property?,..
*Would a interest only be available within my requirements????
*And could this be fast tracked????

1 - lots of products available to you, too many to list here
2 - yes equity is good but a lender assesses on more things than equity, credit rating, income, occupational stability are all factors
3 - yes, some lenders ask for proof of repayment vehicle and some don't.
4- possibly, depends on the lender, some ;lenders on non fast track are as fast as the mainstream fast tracks you are talking aboutI am a Mortgage Adviser
