Shared Ownership Mortgage

Help needed. Has anyone any idea of good deals at the moment for a first time buyer who is looking to buy a place under a shared ownership scheme, through a local housing association.
The mortgage would be for 40% ownership & for approx. £68,000.
Best so far is with Leeds Building Society - a 3 year Fixed @ 5.4% covering the whole amount (£68,000), with no arrangement fees, however there is a 'Valuation fee' of £385.
Has anyone seen/heard about anything better.
Has anyone been through this process (Shared Ownership) & are there any snags ?

If you do a search on the forums you will find lots of threads regarding shared ownership. AFAIK leeds BS are fairly new to SO but I have used them for various things lately and they are a good efficient lender. Have you thought about taking advice from a mortgage advisor who could see if they can find anything better than the leeds deal for you?
