Advise needed! In a panic!

Hi there,

I have made a little error. I currently have a mortgage under offer with the Halifax with my fiancee. We have opted for the 75/25% scheme that was open to us. We are waiting for the house to be completed, this is due 21/05/10.

We exchanged a few months ago, and are just waiting for it to be finished.

I made an error, as we have been so busy preparing to move in, I missed 2 card payments this month, annoying thing is only by 1 day each and they are £7 & £6 respectively...I have NEVER missed a payment in 6 years (bad timing)

I have spoken to my broker who will be in touch with the halifax on monday, but advised me not to panic as should be ok, but, well I am panicking and need to input as to what may happen?

The mortgage is for £93k, after our £5k deposit, and our joint income is £50k.

Any input is greatly appreciated.

Do you know if they have done their credit checks against you yet?
Have you spoken to the card issuer(s) to admit your error, and then ask if they will be marking this against you? Might put your mind at rest.

Would not worry too much about it. The lenders tend to finalise credit checks before completion and during the approval stage.

However, if the mortgage has been running for along time, they can carry out another credit check but they must ask you.

Just to say, when you sign the mortgage application - part of the section which people never read states that you allow the lender to carry out a full credit check.
Motto: 'If you don't ask, you don't get!!'

Remember to say thank you to people who help you out!

Also, thank you to people who help me out.
  • Him all the credit checks were done at the time and fully approved. My score is currently 879 on exp as I just checked.

And they made the mortgage offer in December 09, so will have been 6 months or so. They advised it was valid for 12 months.
