Getting mortgage with a default notice hanging on my head.

Hi,
My girlfriend has a good credit rating and earns over 30K. She has about 20K equity in her property. I have been given 20K for use as a deposit, but I have a default notice against me from 3 years ago. We've been to see one broker who has said that there is no point me jointly applying for a mortgage with my girlfriend, because of this default notice. Is there any company that will take a look at me, 40K deposit must be attractive to some lender! It was suggested that my G/f apply on her own (with my 20K), but obviously she would not be able to get as big a mortgage. Who shall I ask about this?

Smaller mortgage is no bad thing. You'll only end up paying through the nose interest rates with a sub-prime lender if you go joint, which will be very expensive in the long run.Starting Debt: ~£20,000 01/01/2009. DFD: 20/11/2009 :j
