What did I tell you about those tight ar*ed Aberdonians:rotfl:

Have a look at the 3 properties below and spot the odd 1 out....

Not too bad, nothing unusual there, house price and rental seems decent enough.

Then there is this....

Words fail me...Who is at fault? The sellers living in dream land or a dodgy surveyor that has not done his homework?

    You're right.

I'd want much more than £250,000 to move to that sh1thole.

Yes it's a bug*er living in the countryside. (Laurencekirk has a population of 3500 and is primarily a wealthy village)

You'd have to pay me to move there also as I much prefer being stuck in drug and crime infested cities.

Hello mitchaa. Hope you've been settling well into your new home.

It is good you now allow yourself a giggle at some very wide differences in asking price against comparable homes in roughly the same area.

I'm noticing Aberdeen developers seemed to have heavily favour bungalow property for their newbuilds of recent years. I don't notice many new build bungalows down in England. I'm not expecting an explanation from you about this.

    Not sure.

Stewart Milne Homes and Barrat developments in the Aberdeen area all seem to be typical 2 floor typed homes.

However, you are correct, there are a lot of Bungalow typed homes in the area too. Both have their benefits, Bungalows generally have larger rooms and can easily be converted loftwise to add another 2-3 bedrooms/ensuite upstairs.

I lived in a rented bungalow before I bought and had no complaints. I liked the larger rooms.

    Each to their own.

My amazement here is the professionalism of said surveyors, I find the above examples completely ludicrous. Offers in region of £188k is likely to sell for £180k ish. Offers over £250k (Yeah right with 3% SD) is likely to secure near £250k.

That is a £70k spread for what is essentially the same home.

Does it come with scatter cushions and one of those ice making fridge freezers?

The locals decided that an upper floor had no point because it became useless after they used the stock of seasoned wood between the lower and upper floor for fuel to keep warm.

There is a bizarre spread of sold prices on that street, ranging from £139k to £267k since 2006.

There must be some method to the madness, though it's hard to tell without seeing all the houses and a bit of local knowledge.

Most of that road doesnt even exist on google maps:
