    Ive read your post's and the others i know what they say is right and what is wrong, it may be wrong in the banks terms and it may be wrong to you, i know a lot of people who rent their properties who do not have consent to let and im sure a lot of people on here know people who have rented without getting consent to let.

    Now you can state things that may happen but you have yet to come up with any evidence to say a landlord has lost their property for not getting consent to let, there are load of stories about landlords not paying there mortgages and the banks reposessing now this person would be very unlucky if they was the first to get their house reposessed wouldnt they, especially if they keep the payments up.

    Now the only person who will be in a mess will be the tenants if the emma doesnt pay her mortgage but i dont think she will, she has more chance of missing payments if she has to borrow more to keep it to rent, take a chance.

    plhash can say what he wants wheres the proof????

    He keeps on going about tenants should know if the landlord has consent to let incase of this and that, thats it exactly its a lot of ifs and buts and no one on here has heard it happen, unless the landlord has not paid the mortgage.

    Where do you reasonably suggest that the OP would get the money from to pay the bank back its money if the buildings insurance was called upon and they rejected the claim due to no consent to let?

    PPS. We are not friends, don't even know the guy. But he is someone with more of a clue than you, and like me, sounds as though he is someone who works a bit closer to the industry than yourself.

    You can kid yourself about fraud all you like, but its not a defence when the tough questions are asked. The only person to have made a fool of themselves is yourself, for which you have been told by about at least 3 individuals. Can't say the same criticism has come our way, apart from, oh yes by you - go figure!

    where all still waiting, the links you gave are rubbish, that we have all heard beofore.

    Its like the law with cannibis you are not supposed to have it and potentially you could be locked up for having it but most times all what somone will get if they are caught with a spliff is a slap on the wrist.

    You need to get over it and chill out, its about your bedtime now anyway get mommy to make you some coco, it will make you sleep better.

    Halifax originally refused me Consent to Let when I moved in with my girlfriend and let out my flat.

    I made an appointment at a different branch, spoke to a different adviser who agreed that my move was out of necessity and she re-applied for me, convinced her superiors that it was out of necessity and it went through fine.

    I'd recommend trying a different adviser and hopefully you'll find someone more sympathetic who'll actually look at the case on its merits and not just tick the boxes. My argument was always that 'necessity' was totally subjective.

    I personally dont think its a big deal to them about giving consent to let and like you said a different adviser might treat her differently, however i think the bank will try and get every penny they can from their customers and if they know someone is desperate they will try it on.

    i think she will do it and the great thing is whatever you say you know as well has me she will get away with it.

    7 out of 10 people probably do it just becuase you have not got the bolllocks to do it, grow some and you might be okay.
