Removal of name from a mortgage

Hello all!
Im trying to remove the name of an ex from my mortgage. She has moved out, never contributed anyway and has said that she doesnt want anything to do with the property. I have tried transfer of equity, but the mortgage company have said that my salary will not cover it. I have tried to put my father on the mortgage, but he will be over 65 and the mortgage will still have time to run.
Is there anything i can do get her off the mortgage? Im seriously at the end of my tether.......

Its only a piece of paper...you could always skip the country and leave her to face the music..!
Get your solicitor to draw up a document so she signs away her rights to any equity.
(If she refuses give her an invoice for her half of the back-dated mortgage payments - your solicitor can knock out a nice letter of encouragement before you see her in small claims court.)
Then sit tight for your income to improve, or for when you get another partner to boost the mortgage affordability.0 -

The lender will not allow her name to be removed from the mortgage even if she agrees to its removal - the OP's income is not sufficient to service the mortgage debt."You were only supposed to blow the bl**dy doors off!!"0 -

I know. That's why he needs to protect his interest in the equity, while her name cannot be removed. The document suggested is not linked to the lender, its a private agreement.
Then sit tight and wait for something to change to his household income...or sell.0 -

A parent could buy the property on a buy to let basis as long as there is at least 25% equity. TMW lend up to age 90 and do not require ANY personal income.0 -
as the mortgage company said that they won't add your father because of his age? OH's lender will allow mortgages up to 75 if you have an income to cover it.0
