    I popped my head around the door of an estate agents and asked if they knew of a good, local, conveyancing solicitor. There were four solicitor's offices within 100 yards but they recommended one 2 miles away. The key business of this solicitor was conveyancing and there were no problems. What impressed me was the ability to communicate with the solicitor quickly via email.

    HSBC do some pretty good graduate mortgages, and are flexible about income multipliers.

    I suggest you nip into a branch and make an appointment with a mortgage advisors.

    I would be careful about just seeing one lender. I am not saying that HSBC products are not good-I currently have a mortgage with them. However if I wwere you I would look at the whole market.     Thanks to you all for your advice.

    HSBC are who I am with at the moment, I think I will book us an appointment with them to test the water before seeing an IFA.

    I will ask at the local estate agents for a conveyancing solicitor, great idea - and thanks for the website links.

    Yes, we are definitely going to look at the whole market by finding ourselves a fee free, whole of market IFA. I don't trust the bias from just visiting advisors in braches and think we need to review the whole market.

    My son is a graduate but he wouldnt touch Barclays with a barge pole - as he said when he was skint they made his life very difficult, once he was in a career with good prospects they were falling over themselves to lend him money.

    He chose Nationwide for this mortgage - he believes they are more ethical and in fact have better deals than many of the other providers.

    We went to HSBC last weekend to find out about their graduate mortgages, and they use affordability rather than multipliers. They took both our salaries into account which was great for us.

    We'll be going to see an IFA sometime next week hopefully.
