Are you a BTL landlord? Or does your house belong to one?
Mine does, and you know, I think I'll keep my donation in a very safe place for now.

Many of them will need a hardship fund, if the thread I read on singingpig forums last night is anything to go by.
The undercurrent that they see tenants as little-people, who are expected to always accept and pay annual rent increases, that their tenants should only ever aspire to own but not actually own as they don't have equity in other homes to draw on... all led by forum hero rialto, with rents falling/crashing clearly not in his projections.

It's like a financial version of that scene from 'Zoolander', where the male-models are having great fun fooling around with a water fight, escalating to do the same using the petrol hoses, in the petrol station.0

There was something in that singingpig thread I wanted to raise with Chucky, and that graph of his, to get his thoughts about it.
I later looked at Chucky's graph again and it wouldn't have too much of an impact on it... the way it is presented and set out. With the numbers of homes which have been built since 1920s onwards.
 snip quote of rialto
--Todays report by the Government's ongoing English Housing Survey shows us that in the last nine years there has been a staggering 50% increase in people renting houses in the private sector!
There are now 3 million as opposed to 2 million then.
In other words the demand for rental property has gone up. Granted that he number of rental properties offered has gone up too - but many of these will be by amateur landlords who will, by definition, often offer a sub-standard product (house quality/maintenance/service levels)
The fact is that just 67.9% of English households own their own home - the lowest total for 20 years. This figure is getting lower month by month.
In response, Liz Peace, Chief Executive of The Property Federation, stated 'Millions of Britons must accept that they will be permanent renters - for many, home ownership will remain an aspiration'
Now if this type of trend doesnt offer an opportunity (it sure isnt a threat!!) to the professional UK landlords to extract more rent from tenants pockets over time...I dont know what will!

 b) [Main PDF] English Housing Survey: Headline Report 2008-09
Published 23 February 2010There was a decrease in the number of owner occupied households from a peak of 14.8 million in 2005 and 2006 to 14.6 million in 2008-09. In contrast the number of households renting privately rose by one million since 2001, from
 2.1 million to 3.1 million in 2008-09.
My thoughts is the number of households renting having shot up are the FTBs / younger people, unable or unwilling to buy at these price levels, with the BTL crowd having used existing equity to release, or liar loan stretch, to buy up homes to rent to them. The smallest tenure, private renting, has seen a surge in the past few years. It accounted for 14.2% of households in 2008-09 compared to a share of only 10% in 2001.
Despite the significant fall in owner occupation as a proportion of all households 67.9%, the actual number of owner occupiers in England has declined only slightly from 14.8 million in 2005 to 14.6 million in 2008-09. The number of households renting privately has risen by around one million since 2001, from 2.1 million to 3.1 million.i actually thought that it was much lower in the 1980s i actually meant 1970s where it was 50%, it was at about 58% in the early 80s - it's above 70% now.
it looks like the mid-1950s was when home buying really started.

"Advice on Tenant Not Accepting a Rental Increase"
"Tenants have emailed back saying....they would like us to reconsider the rent review because they've both taken pay cuts and recently had a baby (which we knew about)"
"....would it harm us to not increase the rent? No, it wouldn't harm us but we would be taking a financial hit just to keep them sweet."
What kind of person tries to exploit tenants that have recently had pay cuts and are trying to bring a baby?
I hope house prices crash, just to bankrupt scum like this.0

Please tell. I admit that English Housing Survey report published last month slipped past me until recently. Is there some other news you want to inform me about?0

A bit cryptic but I understand if it's something not so nice. You have my imagination running, really fearing something. I'll monitor the girls' forum (someone sent me a link for it some time ago) to see if there is something I should know.0
