bit of advice- home improvements funding

We have bought a house in april for £120k , strucuturally sound but needs a bit of work to get it as we want, but its a great size and we are very happy with it.

We are currently putting a kitchen extension onto the house which we able to pay 1/2 of already. We are wanting to borrow an addtional 25k, this has been turned down by nationwide do to the value of the property.

I guess this is pretty standard for lenders as they need to be able to cover what they lend with the sale fo property if required.

I guess a personal loan is our only option?
