    There may be some very capable individuals on this site..who could in fact offer good advice/opinion.Perhaps you should open your mind and be receptive to opinions that may in fact turn out to be be sound legal/financial advice.You just never know

    .I also think perhaps people do appreciate that these types of issues are in fact somewhat serious

    Vigilant is correct in a legalistic rule book sense that we cannot give 'advice' as it would break the law as to give advice we must go through a number of procedures such as a full fact find and disclosure of our service type via written means.

    Users of the forum here though do not distinguish between 'assistasnce / pointers / onformation' on the one hand and 'advice' on the ohter. From thier viewpoint they're the same thing.

    It tickles me when I get a PM with the inevitable 'quick question' when to fully and meaningfully answer the 'quick question' would require a conversation of anything from 10 minutes to 10 hours. The public have no sense of the legal requirments upon us to treble check ebvery tiny details before answering those 'quick questions'.

    All we can do on a forum is give very broadbrush basic info.

    I've had a few people ask me for lenders names - but as soon as I give those I'm in danger of being sued as there is a chance the client might act on such information and then come unstuck / lose money.
  • Of course it is a question of semantics. Above all I would "advise" the op that fast tracked self certification no longer exists. However in reality I would have to concede that this is an "opinion" as I am not qualified to give advice.

    You say you are a qualifies accountant, but hten admit to making the biggest faux pas in contracting circles. Working as a permm one day then going back as a contractor the next puts you very squarely into IR35 territory and as such your limited company profits will be taxed as income (or should be unless you are pulling a fast one somewhere).

    Good luck to everyone who are applying a mortgage under the "self employed" statusI think the key to success is to have a set of tax return. and true employment history.

    I understand every individual's case is different but I wish every one all the best!!!!!

    Conglatulations! Good to see persistance pays off. Just had my survey back today and no major fault except recommendation for specialist check by a sparky & possible need for re-wire. But even without it, valued to agreed price & no retention.

    Incidentally, I went to my old bank today to transfer the money into my new HSBC account. The branch manager asked me if I wanted to discuss the account with him and I humoured him. Told him I'm moving account as they flatly refused to even consider a mortgage despite banking with them for 14 years, never any debt and no overdraft. And pointed out the fee charging premium accounts he was trying to sell are provided free of charge by HSBC. You could have tasted the disappointment in the air when he muttered "I dont understand why the mortgage advisor didn't have the intelligence to listen to your situation before deciding.......".

    Oh well, a bit too late for regretting appointing a template following cheap graduate to turn customers away!
