Self build mortgages?

Ok to get on the ladder here will be tough as in no way. Credit history is not great plus to get a three bedroom house without moving to the other side of the country is out of my means at the moment, however have acquired some land back in Ireland and had a question about self build mortgages.
The ones that pay in arrears in various stages, are they easier to get as you will have firstly put the money up front and finally then built the whole house?
