    Wind your neck in vagisil. Read dunstonh's post again. There are mortgages out there that are not direct only but do not pay or pay very little in proc fees. .2 and .25's have been about for years.

    And you using phrase such as "Wind your neck in vagisil" is downright rude and gutter language.....Maybe you should take your own advice instead of constantly reminding us you used to be an adviser....

    I remind people as I got a load of stick for not having a sig. Just today I had somebody message me for advice as they though I was a broker?!?!

    Its not gutter language, I really did not mean to offend, I found it funny. I dont follow you, you just post a lot of Irritating, condescending put downs!

    Ps. I was not an adviser I was a bloody good mortgage consultant!

    Its a long story and no not all the ones that are left are good, just talk to freudbuster. I was actually just being a fool, I think I was a good broker, my client bank would agree. For me though, having been self employed for less than 3 years when NR went under the down turn in business was to much to handle. I had a mortgage, a son and new baby on it's way. Although I think I was a good mortgage broker, I did not have the business sense to drop out and tried to keep going a nother year. At the start of 07 we had 7 brokers in our office, there is now 1. One of the ones who dropped out had been going 10 years but he was mainly dealing with large landlords and developers etc.

    So, some people have got through and other have not. I declared myself bankrupt because I left it to long to do a runner. I was on target to hit about 75-80k when NR went under, I ended up hitting 55k.

    OK, now I have that off my chest I will stop reminding people I was a broker, now Vagy me old mate, can you think before you type?

    Just follow your own advice and you will be fine...no need to tell me "think before you type"...if you followed that advice you wouldn't even be posting that statement....live and let live...stop allowing someone on a forum to wind you up...that's really sad......you must have more important matters in life to channel your energies positively into....:)
