Advice needed re: Additional borrowing

Im looking to borrow 50k on my mortgage for the purchase of land for a self build, my house is valued at 200k, my current mortgage is for 74k, so wth the additional borrowing it would be 124, still affordable and my house is currently for sale.
I would just like to secure the land before i sell my house if you know what im getting at.
I phoned my mortgage provider about it today and they said no:mad: as the borrowing is not for the mortgaged property, anyone know a work around.:(
