Mortgage company has instructed Eserv for a survey on the property im buying. Estate agents confirmed they are doing it tomorrow.
Will i be able to get a copy of the report or is it only for the lender?
Could i ring them and ask them about it tomorrow afternoon, rather than having to wait til next week to find out.

Got them doing mine next week too. From what I have been reading they have been valuing down on the asking price which in my book is a good thing to a degree but I'm willing to walk away from my purchase if it comes to it (if they value it lower I will offer the lower amount only).
If you opted for the cheapest valuation only the lender will see any kind of reports (they must be short as they spend all of 5 minutes at the property).
If you went for a homebuyers guide level or higher (full structual etc) you would get a report back yourself.0 -
Esurv conducted my mortgage valuation on behalf of HSBC. I dare say it's up to your lender whether or not you see the valuation report but Esurv sent me a copy in the post.
If you have paid extra for a Homebuyer's Report or Structural Survey this is for your own benefit and is not sent to your lender.0 -
Great, so looks like i'll have to suffer it out all weekend then as ive only had the valuation report. Ive read lots of bad things about them too, undervaluing, but i think the house im buying is a fair price and cant coment on what others have said as everyone has their own opinions.
I just want to know.
Same as you though, if they say its less than my offer price, i will only pay the lower amount and walk away.0 -
Esurv will carry out a "drive by" valuation then knock the value down so as to cover there ar*e. They will not talk to you at all as you are not their client. You might get a couple of grunts as they drive past.
As you are buying this could all work in your favour, if you are selling I hope you don't get a visit from them.0 -
Thankfully not selling (FTB).0

JA1000 - Do you think it will be a drive by valuation? I asked my broker to find out and he said they were going in to survey it.
I would prefer a drive-by survey, at least they cant say its damp. every house i buy they say its damp!0 -
Drive by is just a phrase, they will go in but it will be a 5 minute job and they will make their decision from RightMove plust where they have access to the sold properties in the area.0

I just had my survey done by Esurv, a homebuyer, had an email from the martgage lender saying they have received the valuation but no other news as yet, Ahhhhhhhhhhhhhhhhhhhhhhh I hate the suspense!
Will report back when I hear something.0 -
My Esurv valuation survey has come through OK, well I have the mortgage offer so it guess it must have been fine! Still waiting for the survey report though......0
