Re-mortgage/Loan Advance Help Required ?

Hi,

Hoping for some help on releasing some equity....

My current repayment mortgage with Cheshire BS has 13 yrs left, 17k outstanding and property value is about 80-90k.

I need 30k to renovate/extend the property but also want to swap over to buy to let. I will need to change mortgage back to 25 yrs or switch to interest only to be able to afford payments.

Have checked my credit report and there's a couple of 1 month late payments on various store cards, everything for last 18months however is spot on.

What's my best way of doing things and is there hope for me regarding my credit report
