Help with debt payments

To clear our debts (at present 80k) we need approx 26k . This is the amount are creditors are looking to settle. We have been to the cccs and carried out various paper exercises with them. We have around 18k equity in our house but have had no luck in selling. We have thought of asking our son to help by buying into the house but are not sure how to do this.
Any help would be appreciated.

Didn't want to read and run, what did the CCCS come up with and how did you come to that figure to settle? More info we have on here, the more help we can give. I hope it all works out, try not to worry too much (I know this sounds blase but really try not to worry), there is an answer to everything, it just sometimes takes longer to find it. The figure was approx one third of our loans. This was the amount
the creditors would accept . The cccs told us to carry on with minimal payments if we can't pay.0
