    There are some lenders that might do this. Note the property will be valued as if there is no incentive - i.e. at the price someone would pay were the incentives not being offered, and developers, particulalry small ones sometimes do not realise this.

    The LTV will be based on that same realistic valuation.

    That's probably ok but none the less the price must reflect normal value and not any inflated value you might be prepared to pay as there is a cashback.

    Do you think the property is the correct value?

    Sounds good to go then. A decent broker will know which lenders to approach.

    Some lenders, particularly the small Building Socs, can consider adverse credit and over ride scoring.

    Self cert is more or less impossible now unless you want a super high rate above 8% and even then it would be unlikely to be accepted.
