when a lender says they will pay legal fees??

Were about to start the homebuying process.

We noticed that Nationwide do some deals where by they will pay the legal fees??

We did notice that the same deal with or without FREE legal fees is reflected in the arrangement fees. So with Free legal fees it would be £700 but without free legal fees the arrangement would be £400.

So therefore implicating the free legal costs are actually costing £300.

But we wondered whether this means we would get the complete legal work done or do we still need to get our own solicitor?

    They will offset your legal bill by £300 but you will still be able to se your own solicitor. They are basing the deal on the average high street price for conveyancing

    what i would like to know is would their conveyancing that they say they are providing free of charge (offset by£300) be sufficient enough to cover all the legal side of things??
  • I am currently changing mortgage provider and all of the fees are free and no booking arrangement fee. They choose the solicitor and arrange the basic valuation. Anything other than the basic survey we pay the difference and they pay the solicitors cost. But if there is any service required above the basic requirements, we have to pay for it! This seems to be the same with the service for a standard purchase. We are mortgaging through the Principality BS. I am expecting a charge of £50 for a change in the name on our mortgage deeds as we have been married since we first mortgaged.

    Good luck with your house purchase! I remember what an exciting time it was. I must have spent an absolute fortune on Home and design magazines. Unforunately I never quite got that look!

    Oct 2011 - Overdraft £7,000 :mad: / Mortgage £115,295
    Dec 2014 - Overdrafts 15,000 / Credit Cards 16,000 / Loans 25,000 / Cars 18,000 / Mortgages 232,500
  • £300 would not cover unless they had a deal going with a conveyancer of thier choosing.

    My advice is take them up on the £300 but insist on your own solicitor or conveyancer.

    You can shop around but you would be looking at 400-500 pounds

    the legal fees invloved in a remortgage are alot less than for a purchase.
