A lot of advice needed please :-(

Hi,

Ive posted on here before but my situation just got a lot worse. My boyfriend and I have split up and are having a 2 week break so that we can think clearly about everything before making it totally final.

We have a house together and I have a lot of debt. When everything is split down the middle I only have £100 spare cash a month after paying for essentials and my debts.

This would be my SOA if I was to pay for everything, as you can see its not good at all:

Most of my debt has been accumulated through renovating the house for the last year and a half. We have only been moved in 2 months and this has happened.

Ive been trying to thing of options as I dont really want to be 32, in a lot of debt and no longer have a house to show for it and living with my Dad.

Ive been thinking of options to try and keep the house, such as renting it out. If I lived at home it would be free and if I could rent the house out for most of the mortgage that might work. Say if I had to pay £200 towards the mortgage then the rest of my pay £1,400 could go towards debt repayment.

I have filled in the questionnaire on cccs and it says to ring them rather then advising a DMP so Im guessing thats not good!

Has anyone got any advice for me, my head is a bit of a mess so I dont really know what would be the best action.

All advice greatly appreciated
Lisa

    Hi Ras,

My house has 3 bedrooms but one is only a box room really or a childs/babys bedroom.

I havent had it valued yet but the outstanding mortagage is £104,000. He put £3000 towards the deposit and we have an agreement of trust that he will get his deposit back and the rest is 50/50.

Its amicable between us and he is still paying for half of everything at the moment.

The biggest debt I have is a virgin credit card at 15% and a loan at 9%. I have smallish amounts on other credit cards too. My car is on HP with about £4000 outstanding. We are still paying £244/month for the kitchen on 0% but this ends in June.

Yes Ive forgotten tax and insurance. My tax is £35/year and my insurance was about £300 last time which could be paid by direct debit monthly.

Its all a big mess really. Completly gutted as weve been together 14 years :(. There still might be a chance its all resolved but I need to have a plan of action for my peace of mind!

    Thanks
    Lisa

    Thanks Savingmummy,

My family and friends know all about it and my Dad knows all about my debts. He said he could help me out short term but that really isnt the answer.

Im hoping my situation wont change too but if it does I need a plan. If it is all final then Im going to book an appointment with the bank to discuss the mortgage and my loan.

Im not in any arrears or missed any payments so I dont want to ruin my currently good credit rating.

Ive just ordered credit card statements so that my boyfriend and I can split the money weve spent of the house. Hes going to get a loan to pay for his half. Apparently they would normally charge £4 each for them but because I've been with them 5 years they arent going to charge me. Thats one good thing.

    Thanks again
    Lisa

It is good you have a plan.
I really feel for you as you`ve been together a long time and built a home together.
At least he is sharing the debt that is something!

Your main priorities is the mortgage, council tax and utilities.
IF you do seperate will consider selling? renting out a room?
I think it is a good idea to get some help regarding your debt repayments, this will take some pressure off of you.

Savingmummy - I will consider selling if I really have to but it would be awful. We have spent the last year and a half renovating it and it would kill me to have to sell it. But if I have to I obviously will aslong as it will sell for the outstanding mortgage.

I have thought about renting out a room but I dont think I could charge what I would need to which is why I was thinking of renting out the whole house.

RAS - the total mortgage is £700.

Your deficit is £500 ish. You can get £370 permonth tax free for a lodger.

Cancel the unnecessary expenditure and that is £50 ish.

You need to give us the proper details of the debts, APRs, card limits, end dates for loans.

But I cannot see how you would be able to remortgage the house in your name only, on your salary.
If you've have not made a mistake, you've made nothing
