Lowest and longest fixed rate

Hi,
I am of the opinion that mortgage rates are going to go up and having more than one property means I am very sceptible to interest rates rises. Hence I am trying to lock in the current rates for as long as possible (at least five years and ideally ten). I am looking for a resisdential mortgage and particularly one that would take into account my other BTL properties.
The best deal I can see at the moment is 4.99% from Leeds BS for 10 yrs.
Anyone seen any better fixed rate for 5 to 10 years length?
