New mortgage with fair rating

Please can anyone advise.

I had a mortgage in the past but split up sold and moved back in with parents I am now renting.

I want to start again my credit rating is showing up as FAIR, I have no credit cards, loans etc dont even have a mobile as I get through work. I have a basic account with lloyds tsb have had for last 12 months.

On credit report shows old mortgage and loan both settled. Tried to get another card accepted for capital one but declined for sainsburies must be because I dont have much credit.

Now want to get a mortgage I have a ten grand deposit and earn £20,000 - would like to know if I am likely to get a mortgage from a high street lender and for how much?
