There will be a Deeds production fee and a sealing fee bu I doubt that these would be over £400. Lenders have to pubish their charges so I suggest you just ask your lender what they charge for these two items.
The vast majority of Lenders charge up to the actual date the mortgage is redeemed although some , admittedly few, will charge to the end of the month regardless of the actual redemption date; again a call to your lender will clarify that.
Your solicitor will receive a redemption statement listing the costs and the amount needed to clear the mortgage and the Lender will be have calculated this on the date he/she has supplied to them for completion. It could be that the amount requested by teh Lender has not taken into consideration receipt of a normal monthly payment dependent when the statement was actually produced. But these things do get picked up and overpayment made because of the crosss over of monthly payments are normally put right a few weeks afetr completion once thesolicitor has sent back confirmation that the loan has been cleared0
