You'll need a couple of percent to pay the Estate Agent, solicitor etc.

I'd suggest changing agents. A new agent may have new potential buyers. Spring is just around the corner and you need to find a buyer as soon as possible. Spend a few days tidying the place up. Clean the windows, tidy the garden, a lick of paint and clean, fresh-smelling curtains won't take much effort.

Then find that new agent. Fresh photos and a new price.

Or move into it yourself. There is no point paying rent and a mortgage.

Whatever else, you need to do something. Anything.

If you have a lot of equity in or not, if you can rent a place or find somewhere to live just hand back the keys. Your credit file is done in, your stressed and cant afford the arears. I would ditch it, the lender will auction it and deduct all the costs from the sale.

Or as has been said, auction it your self.
