It depends on the claimant and what their entitlement is - but getting an LHA tenant is a whole different ball game and thread/subject in itself.

I am not going to post loads of links to back this up as I cannot be bothered but its how the rules work on LHA

Thanks for that information. I was thinking more about capital growth than rental yield, but I'm probably wrong on that too.

You may not be wrong on capital growth - as I never sell my investment properties I do not really take much notice.
