Parents want to me a house! Help needed

Thanks for your replies everyone! My parents have just had it confirmed that they can buy the house so I'll re apply for a mortgage in 2 years with a squeeky clean credit report and buy it off them direct!

I've had two weeks of hell going through all of this, it's been one hell of an ordeal and I hope anyone out there doesnt have to go through this anytime soon.

HUGE lesson learnt is not to just listen to your existing lender when they say that they can lend you the money prior to a credit check!
