    If you feel confident enough to DIY this, this the usual sites like moneysupermarket may give you an indication of rates.

    However before applying or doing credit checks with any of them, discuss your scenario with them BEFORE - as if they credit score you and then decline, it could start to hurt your credit file.

    Otherwise look at speaking with a whole of market mortgage adviser, and let them sort this out for you pretty quickly.

    At under 25% LTV you should find deals a lot lower - so you could recoup some of that penalty fee.

    Thanks to you both again. Unfortunately I am not confident and don't know enough to DIY. I think it would be better for me to seek some advice. How would I find a reputable whole of market advisor in my area please?
