Can I live in my own BTL?

I currently own 2 houses: 1 BTL and 1 with a residential mortgage. Since I'm having difficulty to rent out the BTL but could easily find a tenant for the other, does anything speak against just swapping house and not remortgaging both of them? So I would live in my BTL and rent out my other house?
Both are roughly of same value and state with the same outgoings.

as far as I am aware yes, but you have to get your residential mortgage lenders permission to let our residential property and have you insurance reviewed to make sure it covers the lettings. why are you struggling to rent out the investment property?I am a Mortgage Adviser
