I'm 53 with just 10 grand owing on my house worth about £250,000. I have £1600 take home a month pension from my last job and £1400 take home from my new job. I have £17,000 in savings. just thinking about the situation with lenders if I wanted to buy another house as an investment

you sound like a lender's dream to be fair. have a chat with a good broker if it's an investment property you are looking at and you will be able to get all the info you need (and possibly some you don't!)
