best business loan rates ?

hi

i am looking at starting a new business and need £50k, prob over 7 years (maybe 10).

i cant seem to find any comparison type sites to find the best rates etc.

so, does anyone know what rates are out there please?

ideally, i want to secure the 50k against £130k property equity (thats using a low valuation as equity in 2006 was £160k)

ive looked on bank websites but (as you expect) they dont give any rate info.

ideas or links please?
