Help with appeal letter

Hi everyone,
I'm new to this forom so please excuse me if I dont use enough smilies etc!
Myself and my wife have recently been told over the phone that we can borrow more money so we went out looking for houses and have made an offer. Having spoken with the Abbey they have recently declined any hopes of lending those extra funds. We've had Abbey as our mortgage lender for the last two years and have never missed a payment.
I have checked my experian report and it contains a few errors:
CCJ from 2004 was marked as unsatisfied. This was satisfied 2 months after having the details and the court along with the debt recovery company are ammending that info with Experian as we speak.
I was also showing as being in arrears of £107 with T Mobile and this was paid at the beggining of Jan 10 so again I'm battling with them to remove that info from Experian.
Advice I've been given is to appeal the decision at the Abbey once my file is cleared of the above with the hope of them reconsidering my application. Do you think it will help? I can give them a 25% deposit.
We want to borrow £175,000 and have a combined annual income of £50K per year. The new house is £230,000.
I'd really appreciate any advice and would especially like some help with my appeal letter back to the Abbey.
I look forward to hearing from somebody soon....PLEASE HELP!!!!!

Usually Abbey ask applicants to reapply once thier credit file has been ammended.
If Abbey wont help then someone like ITL could be worth a try. Based on what you say I think you will get a mortgage.

Thanks for the information Conrad. I think I'll wait until the credit agencies have updated my new information and then go back to the Abbey?
I'm also battling with Capitol One about a default they kindly gave me last June. I received a letter from a debt recovery company and paid it straight away but was unaware that I was going to receive a default? I believe that may may be a bit long winded and now realise that this new default last year may be the biggest problem I've got?
