When remortgaging how does a lender value your home? What difference does it make if it is a remortgage with a new lender or your existing lender?

I'm with the Halifax and they've always valued my flat according to a desktop valuation. It is hopelessly inaccurate - about 20% over the real value. You could look at Nationwide's HPI to get an idea http://www.nationwide.co.uk/hpi/
If you remortgage your home will be revalued - have a look at ourproperty or nethouse to see what recent sales in your area have gone for.0
