    But you don't debate. You just act like a troll. You think you are posting intellectual witty comments, but they come across as idiotic rantings to me and other forum users. In addition, you go around stalking certain posters like you have no real life. As I said to you before, go outside with your kids rather than spend all your life posting ranting comments on message boards.
  • Now Now Mr Bear I don't think thats to fair. I'm not a regular on here but I think enough is enough. I enjoyed the debabte between dithering dad and myself and I thinik this thread will inform anyone looking into the area for information on sell and rent back which was the purpose of the thread.
    I don't agree with non related replys. I agree that at some points during the thread it was getting tiresome but the guy was only putting his point across in my opinion. If he does this on every thread then fair does but as I said this is from my point of view being a new member and all.

    Unfortunately when you become successful and popular in life, there are always people who are jealous and make spiteful and poisonous remarks intended to hurt and to demean you in other people's eyes. As you can see with Keeperbear, it is the same online also.

    I have only been contributing to MSE since Feb, but in that time I have started up a support group "Mortgage Free in Three (yrs) in the MFW thread", we now have over 100 members and all support each other in our quest to get rid of our mortgages.

    I have become a regular contributor in the investments & pensions threads, asking for and offering advice.

    I also post supportive comments in the DFW board, as until recently I was also struggling with debts until I started my own company and was fortunate to be able to pay off my debts and to make a real dent in my mortgage.

    I have also created a very personal thread concerning my daughter Lucy who has Dyspraxia (which is a type of Autism) and how it tore me up having to work away from home so much in order to initially pay off our debts and then to overpay our mortgage so that we would spare income to pay for occupational/speech therapy and eventually perhaps private tuition for Lucy. I received so much support from other posters on this thread, especially from people who had been through or were going through the same issues that I was extremely moved. This is the source of Keeperbear's "Go outside with your kids" and "should be playing with your children" remarks. He sinks to this level to try and hurt me, but my kids are such a gift, Lucy especially, that his remarks cannot possibly touch me.

    I don't whether Keeperbear is jealous of my success with starting the popular MFiT thread or the fact that I have had such success with getting out of debt and paying down my mortgage (due to my new company) or the fact that I have so many nice pals on MSE that I chat to or even because I have a loving family to share my life with.

    All I know is that "high post count" or not, I will continue to post supportive comments to my DFW and MFW friends, argue my corner in a debate and question people I think are acting like Trolls (keeperbear) or promoting their companies/scams (although I am happy to admit I made an error with Northwest_guy :)).

    with all the rogue companies are now the new repossessions?
    whereas in the 90's all the repo's were the bargins it appears the 'rogue' sell to rent companies (not all of them) step in buying out people in tight positions and sell on at a profit instead.

    If you are about to be made bankrupt and have your home repossessed, and you have kids etc and want to stay in the home to avoid disruption then I can see the benefits to sale and rent back - but you get under the market rate for the propoerty though (60%-70% going rate) so it's not about money saving or investing, just keeping your home for a bit longer (the maximum is 5 years to rent back, not forever).

    Not the ideal way to go about things unless you have to, but if you are about to be repossessed then maybe it could work for you. If you do go for it, follow these tips though:

    Five tips for finding the best Sale and Rent Back Company

    1). Ensure that they are FSA regulated.

    2). Look for Independent advice.

    3). Look for security of tenancy. At SQ2 you can agree to rent back from 5 years or longer, whatever suits you. You are not tied into the contract and can leave whenever you wish.

    4). The Buy Back Option. Ensure that you can, if your financial situation improves, buy back your property at any time during the rental period.

    5). Look for a Guaranteed Sale. After agreeing a valuation price and accepting an offer, knowing that a sale is 100% guaranteed and backed by a reputable house buying company will give you peace of mind to begin improving your financial situation.

    lots of negative responce i think sell and rent back is ok you dont get as much money but you get money and you rent back your house for like 3 - 5 years and then you take on a morgage that these so called rip of companies organize for you from the start so you know you dont have to worry only thing i can say is that big well known companies do try and rip you off with the price and the rent you pay every month i would suggest contacting small companies maybe 2 or 3 to see what they offer you i did a 5 year rent back got alot of money i am debt free and just pay the rent monthly and can sit back and relax and plan for the future estate agents take to long and you could be waiting for a whole year and thats to streesfull just to save £10.000 or £20.000 what happens if something goes wrong whilst it is at the estate agents for so long you end up loosing an oppertunity thats what these companies are they give you an opportunity
