Can I get a better deal?

Hi all,
I'm looking at the HSBC Life Time Tracker Special. After searching around the sites of the banks themselves and also comparing on moneysupermarket, this seems like the best deal for me, but thought I'd run it past some fellow money savers first.
I have a £70K deposit if I'm very cautious and the property I'm looking to buy will be around £170K = >40% deposit. This means I should be able to get the best rates.
I am happy to have repayments vary - I don't need the 'comfort' of knowing what I'm repaying each month. Instead, I get my comfort from getting the finest deals available to humanity.
I want:
* no early repayment fees
* no hidden end-of-term fees
* to be able to pay off more than the monthly repayment without penalty
* interest calculated daily
The HSBC is set at 1.99% above BOE base rate (i.e. is currently 2.49%). With all this in mind, what do you reckon?
