What is the best 90% LTV mortgage available in N. Ireland

As the question states what is the best deal available on a 90%LTV remortgage in NI at the minute?

I havebeen looking into this recently as I wish to remortgage. It appears to me there are 2 options:
Northern Bank 2 year fixed at 5.18% (£800 arrangement fee and they pay some money towards legals and valuation)
Ulster Bank 2 yr fixed 5.89% (£500 fee and they pay all the legals and valuation).
Northern Bank works out cheaper even with their slightly higher fees. I havent looked into Variable or tracker rates though.
Im actualyl just waiting on a call back form both lenders to advise me how they go about deciding the value of my home as Im not sure if I make 90%0 -

I dont know if i should remortgage or not.
A new housing development is being built down the road from me and they are charging £135k for a 3 bed semi, I am hoping then that i could value my house a £135 too.0
