pub into home

Hi folks, my first posting so hope i can get some info.

Me and fella looking to buy house together. We have found lovely old pub that has been stood a year before been sold to builder who is only interested in the land next to it.
Now we are trying to buy the pub. The trouble is we cant get a mortgage cos its still a pub and they trying to get it changed to a dewlling.
Its on market for £115000 and its detached at least 3 very double bedrooms, with out buildings and garage and land, so its worth the money. It does need some work but its solid as we have had survey done on it [this was before we found out about the issues].

Now does any know building or bank that will give mortgage or had anyone done something like this and can give us some info. Anything helps

cheers

lesley
