Hi I was looking at the board for some ideas about house rebuilding prices and have come across one or two guide prices. These are saying £1ooo per sq metre to be realistic price but can someone tell me if this true and if this is for the footprint of the building or the total area including upstairs.

Not an unrealistic price depending on quality of fitout and yes thats total area including upstairs, lofts, sunrooms, conservatories etc...
It is also quite rich, are you planning on solid floors etc... throughout0
