Why not just get a mortgage for the £24K then rent the property and use the money coming in to pay your debts down?0

It wouldn't magically become worth £140000 - bungalows in that area are going for £140000 - £150000 (in fact one has just sold for £172500), so I'm airing on the side of caution saying its worth £100000 because it needs new kitchen, bathroom and redecorating.
I wouldn't be able to rent until I have done the above work to the property0
