    Again you must not lie about income, but there are endless reasons why people cannot provide income proof in a form acceptable to lenders.

    I am appalled that you fall into the categoy of the type of adviser who translates fast track as a self cert option....I trust you're aware that lenders are now recording cases that are fast tracked and when they pull one out at random for an audit & ask for income & the case suddenly doesn't proceed....this is being recorded....the fsa are committed to work with lenders to identify and act against fraudulent brokers.

    I couldn't care less about your licence, but I can't believe you'd put a client a risk of losing their home...:mad:
  • Not lying about income - but as we are both directors of own company, (ie self employed) - have always had self cert mortgages.

    You may not need self cert. You will need accounts though and probably a letter from your accountant and some sort of confirmation from HMRC.

    No need for self certificate if you can prove your income. Think you need 3 years of records though I may be wrong - someone else will say if I am!
