Extending a mortgage offer.

Hi,
I have been attempting to buy a property since August. Due to some incredible apathy and general incompetence, it has dragged on and I'm approaching the deadline for the mortgage offer to expire (31st January).:mad:
I would like to know whether anyone has been able in the past to extend their mortgage offer. Searching the net there seems to be a real divide between it's 'no problem' to 'no chance'.
My offer is with Halifax.

Hi the mortgage was arranged through a broker. (Who has since left the company).
However, as I couldn't get any info from them I went direct to Halifax.
For those that are interested they advised me that the mortgage offer is effectively valid for a year. However the limiting factors are;
a) The valuation (mine was valid for six months - to the beginning of March)
after which time a new one would need to be carried out.
b) The proposed interest rate may have changed and a new one would be applied if the offer exceeded it's original expiry date.
They (Halifax) were very helpful and understanding about everything.0
