Transfer of Title

I have recently split up from my wife and we own a property together which has a mortgage secured on it in joint names. We are currently in negative equity. I am looking to do a transfer of title so that it is just my name on the property and the mortgage. As I live in the property now and pay the mortgage. My queries are -
Is she entitled to anything from this - I'm assuming no as we're in negative equity??
Secondly do you know a typical cost of how much it costs for a solicitor to process a TOT request.
Any help would be greatly appreciated.

The mortgage company may well not allow your EX to come off the mortgage if the property is in Negative Equity !0
