Try to hunt down co-ownership deals with housing co-ops, or some sort of key worker subsidised deal for nurses and teachers. There are websites that match house buying singles, too. £20k is not even marginal. Live/work studio?0

I went for a guarantor mortgage and my parents co-signed. The Bank of Ireland one we have the guarantor didnt even have to be a relative and you dont have to put them on your deeds. It allowed me to buy a 110k house with 10% deposit three year ago and Iwas only earning 13k at the time as didnt include bonuses etc.

Some good reports on here, some bad.
Plenty of fee free advisers - you just need to be happy with the one you go for.
You will definitely need the 10% deposit.

i have no family here and my friends dont really know, they've either had their mortgages for years and years or are poor students without any clue about mortgages (-:
Btw, I went into Santander the other day and they offered to lend me £126k in principle and have issued me with a mortgage certificate.
they are offering me a fixed rate of 5.99% on 25 years repayment mortgage. this comes to about £950 a month which I thought was a lot...?!
I dont know if there are better deals out there for me, considering I wil have 10% deposit...
everyone here seems to know a lot about mortgages and half of the time i do not understand all these fancy phrases and expressions....
I don't know what to do, they told me at Santander that it is best to deal with them direct rather than going through a broker, but then they would, wouldn't they....?

Yes the rascals would tell you that....Employees in banks have targets to reach...to retain their jobs....so they have their strings pulled by the company
Santander are only authorised to sell and or advise on their own products....which means if for example RBS had a more competitve rate they couldn't/wouldn't inform you of this....Sometimes you don't even see an adviser...they have a badge saying customer service adviser..this does not mean motgage adviser...
If you go to a whole of market adviser they research all lenders for the best deal for you....
Also the insurance banks arrange for you can be 20/50% more expensive than a wom adviser....
Don't you have colleagues at work who can recommend someone?0 -

where can i find 'a whole of the market advisor' and do i have to pay them?

London and County are whole of market, talk to them, get some advice about what could be the best deal, then have a look yourself, I know you say you think you know nothing, u need to do some reasearch and find out stuff!0
