Age limit for mortgage lending

I am now 65 (Nov 09) and will repay my mortgage in May next year (2011). I may wish to move house next year and borrow a small amount. My current lender will only lend up to the age of 70. Anybody out there know of higher age limits. I have a (guaranteed) civil service pension plus my state pension and also my wifes state pension and wouldnt want to borrow a hugh amount but would like to repay over a reasonable length of time.

Most will go to age 75
Some may go higher.
