First time mortgage

Hi, my sister and I are looking into getting a mortgage, we along with help from family friend would have enough for deposit but would likely need a guarantor, what are the requirments for being a guarantor?
My father no longer lives in UK and my mother doesnt have the money and family friend cant.
I have no debt, always paid bills on time and have never gone overdrawn, but I dont have any credit cards.
I havn't worked out our total income yet but its going to be under £20,000 but more than £16,000. (sorry thats vague)
Would appreciate any advice whether its worth considering or to continue renting at the moment.

Why do you feel a guarantor is needed?
Also out of curiosity, how can you not know what your income is?0 -
