First Time Buyer
Good credit history no loans etc.
Property price is 46000, I can put in upto a 25% deposit. 13800.
The offer I am currently looking at is the HSBC Special Fee Free offer. 3.59% discount for 2yrs then 3.94% variable.
I know there are better deals but they require the upfront booking fee.
Any ideas?

Will you still find that deal affordable when rates go up?0

Compare the total cost over the two years - including any fees, and see which is cheapest.
Also decide whether you think it is worth locking in your repayments with a fixed rate for peace of mind (and/or make your own mind what might happen with interest rates for trackers).
Also consider whether flexible payments (overpayments, payment holidays...) are of interest and worthwhile.loose does not rhyme with choose but lose does and is the word you meant to write.0
