Bradford & Bingley arrears even though I have paid 12 monthly payments?

Bradford & Bingley have sent me a demand for 2 months arrears on my mortgage accounts. I have 2 accounts, one payment for £537. per month and one for £270 per month.. I have paid monthly payments each month ,except I paid 2 payments in aUGUST , AND DIDNT PAY in December..All in all I have paid 12 months..they say my last payments were on 25th November, which is correct, but Throughout the year I have paid 12 payments..why are they demanding arrears, when I have paid what I was supposed to pay..any help please.

Why don't you call them and discuss?...It could be they have simply made an error and with your call they could put this right.0

Thanks for reply..I have talked to someone who was not very helpful, she just said that I owed 2 months and if I wasnt in a position to pay ,they would add £30. charges on each account for each month I continued to be in arrears..she didnt seem particularly interested in explaining where the arrears have arisen from, seeing as that I had paid the 12 monthly installments on each account.0

When you paid two months worth of payments in August, wouldn't it be counted as an overpayment rather than prepayment for another month? Did you inform them that you were intending not to pay in December?0

Mardi...insist on speaking to someone who will listen to you and in turn explain it to you...dont be put off by jumped up call centre staff who cant be bothered doing their job properly...you are a customer...remind them of this...if you have no luck...contact the adviser who arranged your mortgage, they will help with this...0

The person I spoke to is from Bradford & Bingley, i have spoke to a few,even a manager, but have not got anywhere..When I paid 2 months payments ,i didnt tell them i wouldnt be paying in december..i paid the 2 in on different dates,so it wouldnt be classed as overpayment..I had this problem last year,they telephoned me in January ,saying I was in arrears,even though I had paid 12 monthly payments in 2008..they telephoned me constantly asking me to make payments for the arrears..they are driving me mad, especially when I am making payments each month.0 -
Oh dear mardi..forgive me but if you had this problem before you shouldn't have repeated it...How did you resolve it last year?....always keep your lender informed..if you're doing anything different call them and ask in advance to avoid these problems...ask them to search your records for last year when this happened and relsove it in the same way...good luck0

It was never resolved last year because they couldnt tell me what the arrears were for, they just stopped pestering me . But it has started again now..they dont know what the arrears are for and I dont..I am told my monthly payments each year and I pay them and then in January, they say I am 2 months in arrears..0 -
Under a mortgage contract, you are required to make the due payment each month.
You can't make payments whenever you feel like it.
I expect that you paid another of your payments late in one month and the money didn't reach them until the following month, so actually you paid in 10 different months and hence missed payments in 2 months.
That means that you are 2 months in arrears.
Why don't you pay by direct debit and then you wouldn't have this problem every year?0 -

I paid 12 monthly installments, 11 of them on 25th of each month plus the other payment halfway through August...12 payments in total, not 10;;I used to pay by direct debit until B&B decided to take the payments early and caused me a lot of trouble and financial difficulties with other direct debits, so I dont pay them that way now.0 -
MarkyMarkD is right.
On most mortgages you cannot pay 1,2 or 3 payments in 1 month and then expect not to pay for different months of your choice throughout the year. The additional payments you make in a given month will be classed as an overpayment and not an advance payment UNLESS pre agreed.0
