Mortgage fees calculation

Can anyone help me.
I am moving house and looking for a £100k mortgage on a £400k house but only for a couple of years. I have an investment maturing in 2 years that will pay off the mortgage. I'm struggling to compare the cost of mortgages including all the fees and costs, which can be quite high these days and will make a big diference on total cost of borrowing over two years.
Anyone any thoughts on a good mortgage for 2 years that has low fees, or any comparrison site or table that includes the fees in the calculations.
