Hi,
I had sale agreed the sale and purchase of old and new house, so I thought and had an offer from the alliance and leicester to borrow 245k with a 45k deposit on my own and my partners income of 36k and 31k. This was until my own sale broke down and I lost the house. The mortage was agreed and I had paid for a valation and all.
We have our house up for sale again and are hopeful of becoming sale agreed soon (we have an offer, but the couple have a house to sell) we have found another house same price and want to put down same deposit...However my partner has went part time short term until April 07. So her salary has decreased to 18k it will go to 31k from April.
I phoned alliance and leicester and there calculator says I can borrow 222k on new salaries but I need 245k. I have done my figures and we know we can afford this comfortably. We have no other debts of any kind. The alliance and leicester said Id need to re-apply and they would consider lending. I can't do this until Im sale agreed obviously....
I think???? other banks will lend me the money, (is that right?) but I am tied into alliance and leicester for another 4 years on my existing deal, if I change I would have to pay approx £4500 in redemption fees, so that isn't a good option.... I had hoped to transfer that term and take new borrowing over difference with A&L.
So any views on my chances of getting this borrowing with A&L or any views on any other alternative open to me. I know I could just wait but feel I want to know to see where I stand.
